our team, Maintenance Tech 2. We need someone with 3 years of
property maintenance or construction experience. The ideal
candidate will have a good working knowledge of building systems
along with a high mechanical aptitude. Are you ready to be help

with us? Duties and Responsibilities: \tMust work well with other
and function as a team member. \tMust be service-oriented and
self-motivated. \tWilling to learn new skills and perform tasks in
a timely and safe manner, including the ability to work on ladders
and scaffoldings, use power tools and equipment, and operate
company vehicles in a variety of weather conditions. \tPerform
plumbing, electrical, HVAC, high quality finish carpentry skills,
drywall and various texturing. \tPerform grounds maintenance snow
removal and ground care in the winter and landscaping tasks in
summer. \tPaint interiors and exteriors when needed. \tElectrical:
HVAC - Understands electrical systems and HVAC systems.
Troubleshooting, service, and repair of pumps, condensers, motors,
lighting and 3 phase electrical panels and circuits \tPlumbing:
Install faucets, seats, drain seals. Remove/install toilets, auto
flushers. Troubleshoot drainage problems, water leaks, lack of
water and effect repairs. \tCarpentry: Understand woodworking and
carpentry. Work on cabinetry, counters, walls, stairs and doors.
\tDrywall repair and painting. \tUtilize work order system to log
maintenance activities including accurately documenting work
performed on service requests, including parts. \tFollow-up on
completed service requests to ensure satisfaction. \tAssist in and
conduct the daily operations and maintenance of plumbing,
electrical, HVAC and general maintenance requirements of buildings.
\tDevelop/maintain effective building specific maintenance
procedures. \tCoordinate maintenance efforts with outside
contractors and technicians. \tPerform preventive maintenance
duties according to manufactures specifications and company
policies. Recommend improvements for the preventive maintenance
program on an on-going basis. \tPromote good public relations with
tenants, co-workers, and company staff through being honest,
displaying integrity in all situations, and going above and beyond
to make sure tenants are satisfied. Always display a friendly and
courteous attitude towards tenants and other employees. \tOrder
parts and supplies and maintain inventory, utilizing inventory
system. Maintain shop appearance to standards to facilitate quick
assessment of supply inventory. \tMaintain proper equipment, and
equipment inventory to ensure warranty compliance. \tRespond
immediately to emergency situations (fire, evacuation, equipment
failure, etc.) and customer concerns. \tComply with all applicable
codes, regulations, governmental agency, and company directives as
related to building operations and practice safe work habits.
EDUCATION and EXPERIENCE \tHigh School Diploma or GED equivalent
\t3 years demonstrated experience in a maintenance or construction
environment. CERTIFICATES and/or LICENSES \tPossess and maintain a
valid drivers license and good driving record with periodic checks.
COMMUNICATION SKILLS \tAbility to effectively present information
to co-workers and/or supervisors on a one-on-one basis.

Vacation \t$55K to $65K annual salary. Salary is commensurate with
experience. $55,000.00 - $65,000.00 Annually
